One area of your roof that is susceptible to leaks are the points where two sections of the roof intersect. This area is referred to as roof valleys. Generally, your roof valleys are covered by flashings which are water-tight thin metal strips that seal the seam the two sections of your roof. However, flashings are not leak-proof. Over time flashings between tend to become damaged too. It is a safe practice to check your roof valleys and make sure that the flashings are in good condition. If you do not deal with small leaks in the roof valley or do precautionary maintenance, this could consequently lead to larger and more costly roof repair in the future.
Roof Field Shingles
Another area that is vulnerable to leak damage is on the surface of your roof beneath the roof shingles. Over time shingles are exposed to extreme temperature changes which causes shingles to crack or split. When the shingles crack and split it affects the waterproof integrity of our roof the nails underneath them are exposed and water can penetrate through these cracks. Eventually this will lead to water damage to the underlayment and the wood on the surface of your roof. Normally, any area in your roof that has a “cut” in the shingles is more susceptible to leaks, the chimney area being the most common. Most leaks around the chimney are the result of the deterioration of the sealant where the flashing meats the chimney. Over time caulk becomes dry, brittle, and cracked which can cause chimney leaks in older homes. Repeated exposure to heat can also form holes where water can penetrate and damage the area surrounding the chimney as well.
